Without a doubt, since the beginning of civilizations, we have found ourselves with the need to occupy space; and we have been occupying this space worrying neither about the ground’s use nor the population’s growth. We are building infrastructures without adequate planning that is orientated for the long term. The population growth forces us to build more and this is also driving us to reutilize buildings that men have been leaving behind. The shopping center UNIORO, is a building that was created in the 80s and has had become an icon of Machala City. This project has been conceived only for commercial use. UNIORO is currently being utilized only at 30% of its capacity and most of its users, which come from the surrounding area, travel to this destination by automobile. This urbanization currently has a low influx of user, however, this edification is considered a landmark of the city. The proposal is, to maintain the original morphology of its construction and re-utilize its structure. Also, implementing to it uses and equipment that would reinforce the use of the available space and improving the surroundings and consolidating the project. I also propose to have the shopping center to implement housing and basic utility services available in its surroundings to maintain this shopping center as a vital urban fact that is constantly inhabited. Building over what has been previously built based on the studies of Francisco de Gracia. Supposes in a way to make a modification over an architectural object already existent, varying in magnitude and impact according to the approximation and to the specific necessities of each particular project. In this thesis, the level of intervention on the existing construction is determined mainly by the necessity of re-utilization of a shopping center that has been abandoned, and pretends to establish itself as an element that will strengthen and consolidate its area. Establishing itself also as the icon of Machala City.
Sin lugar a duda, desde el comienzo de las civilizaciones, para producir arquitectura nos encontramos en la necesidad de ocupar el espacio, ocupamos este espacio sin cuestionarnos el uso de suelo y crecimiento poblacional. Edificamos sin un adecuado planeamiento orientado a un uso a largo plazo, el crecimiento poblacional nos obliga a edificar más; esto también nos sugiere reutilizar edificaciones que el hombre va dejando atrás. El Centro Comercial UNIORO es una edificación creada en los años ochenta que se ha conformado como un hito en la ciudad de Machala. Este proyecto es concebido su uso únicamente comercial. El centro comercial es utilizado actualmente tan solo en un 30%, la mayoría de usuarios son del área, los cuales llegan a él con el uso del automóvil. Es un hecho urbano que actualmente tiene bajo flujo de usuarios, sin embargo esta edificación se considera como un hito de la ciudad. La propuesta es, mantener la morfología original del construido y re-utilizar su estructura, implementar a este usos y equipamientos que potencialicen el uso del espacio, mejorando el entorno y consolidando el proyecto. Se propone también que este centro comercial implemente vivienda y servicios básicos que sirvan a los alrededores, para así mantener al centro comercial como un hecho urbano vital, constantemente habitado. Por medio de construir sobre lo construido basado en los estudios de Francisco de Gracia. Supone de alguna manera hacer una modificación sobre un objeto arquitectónico ya existente, variando en magnitud e impacto de acuerdo a la aproximación y a las necesidades especificas de determinado proyecto. En esta tesis el nivel de intervención en lo construido, se determina principalmente por la necesidad de reutilización de un centro comercial que se encuentra en abandono y pretende establecerse como un elemento que potencialice y consolide su zona, estableciéndose también como un hito de la ciudad de Machala. A través de la transformación programática e inserción de terceros lugares se podrá convertir esta en una zona vital.
