This document presents the business plan for the Residential Project Vayez‐Einstein, which objective is to take into account all relevant aspects before deciding to make the final studies of a construction project. Thus, at this stage of study the most important factors to consider are identified and analyzed, including those related to the analysis of real estate market, technical pre‐designs (architectural, structural, sanitary, potable water, electric, telephone), referential budget, financial analysis, financial strategies, pricing policies and marketing strategies. The ultimate objective of this document is to determine the feasibility of the project and establish the conclusions and recommendations that will be important in case of decide to realize the construction project. Taking this into consideration, this study intends to be an approach of a definitive study and should be taken to a more precise level of detail in a future study. May have some variations in a final study, but is perfectly suited to meet the most important points regarding to the technical studies, strategies and tactics that will be used to achieve the objectives proposed by VAYEZ company before developing this project and, therefore, it will provide an accurate view that will allow VAYEZ Construcciones decide whether to realize this project or not. This study also includes the designs of a re‐use of water and solar energy systems as a contribution to the environment and sustainable development, in order to determine the feasibility of its implementation in the project. To achieve this, studies regarding to technical, economical, and commercial aspects where made, determining the benefits that these systems bring to the sales process, to the image of the construction project and to the company, its technical implications and of course the costs that these represent.
Este documento presenta el plan de negocios o anteproyecto para el Conjunto Residencial Vayez‐Einstein, el cual tiene como objetivo tomar en cuenta todos los aspectos relevantes antes de tomar la decisión de realizar los estudios definitivos de un proyecto inmobiliario. De esta manera, en esta etapa de estudio se identifican y analizan las variables más importantes a considerar, incluyendo las relacionadas al análisis de mercado del sector inmobiliario, prediseños técnicos (arquitectónicos, estructurales, sanitarios, de agua potable, eléctrico, telefónico), presupuesto referencial, análisis financiero, estrategias financieras, políticas de precios y estrategias comerciales. El objetivo final de este documento es determinar la factibilidad del proyecto, y establecer las conclusiones y recomendaciones que serán de importancia en caso de que se decida realizar el proyecto inmobiliario. Tomando esto en consideración, este estudio pretende ser una aproximación a un estudio definitivo, y deberá ser llevado a un nivel de detalle más preciso en un estudio futuro. Puede tener algunas variaciones respecto a un estudio final pero es perfectamente adecuado para conocer los puntos más importantes, respecto a estudios técnicos, estrategias y tácticas que se utilizarán para alcanzar los objetivos propuestos por parte de la constructora VAYEZ previos al desarrollo de este proyecto y, por lo tanto, ofrecerá un panorama bastante acertado que permitirá a VAYEZ Construcciones tomar la decisión de llevar a cabo o no este proyecto inmobiliario. Dentro de este estudio se incluye además el diseño de los sistemas de re‐utilización de agua y aprovechamiento de energía solar como un aporte al medio ambiente y al desarrollo sustentable, con la finalidad de determinar la factibilidad de su implementación en el proyecto. Para esto, se realizaron los estudios técnicos, económicos y comerciales, determinando así las ventajas que estos sistemas aportan al proceso de ventas, a la imagen del proyecto y de la constructora, sus implicaciones técnicas y por supuesto los costos que estos conllevan.
