Acrpolis de Occidente is a real estate Project situated at the north occidental zone ofQuito close to El Condado neighborhood between the Jose Villacresses street and N68B. The Architectural design of the project relates it to the style of townhouses used in NorthAmerica. The planning of it is formed by 48 houses divided in tree types developed in thenext areas Type A of 119m2, Type B of 132m2 and Type C of 140m2. Each house has a parking site 3 and 4 rooms, 3 bathrooms, living room, dining room, kitchen and an internal patio and two balconies, the whole project has two recreational spaces, an event house and a driveway that communicates it. The market analyzed for the development of the real estate project has been evaluated in the zone next to it. There has been identified a diverse of advantages of Acropolis de Occidente among the studied projects like the quality of the materials used to finish them. The cost of the project is $3.419.781 dollars, the sales of the project are $4.266.572 dollars, this gives a benefit of $ 846.000 dollars. The project register a sensibility to cost rises, each 1% of the cost raise the Net Present Value decreases in $ 20.246 dollars. The sensibility to discount is also evaluated, detecting a decrease of $ 26.434 from the Net Present Value to each 1% of discount, or a rise of it in the same amount for the upgrading of the selling price.
El proyecto Acrópolis de Occidente es un conjunto residencial ubicado en el Distrito Metropolitano de Quito, capital del Ecuador en las calles José Villacreses y la calle N‐68B. Ofrece al consumidor de la Capital un programa habitacional formado por 48 casas desarrolladas en 3 plantas, parqueaderos y áreas verdes. Se localiza en la zona residencial noroccidental de la metrópoli, dentro del anillo urbano y goza de todos los servicios públicos, vías y comodidades de la ciudad.
