This document contains the Business Plan El Limonar Real Estate Project, the same that is located in the Metropolitan District of Quito, in Tumbaco, in La Morita neighborhood, on Manuel Aguirre Street. The project has its main socioeconomic level target the typical middle class, offering customers the chance to live in a modern housing complex of 39 housing units, immersed in an atmosphere of tranquility, comfort, security and close to all the attractions and amenities Quito as a city can offer. This document presents all the technical and economic analysis to ensure its viability; and achieve a product with a high standard of quality that is desirable for the end client and the potential investor. This paper presents a comprehensive financial analysis of the most representative mathematical variables that have a direct influence on the financial performance of the investment to be made.
El presente documento contiene el Plan de Negocios del Proyecto Inmobiliario El Limonar, el mismo que se encuentra ubicado en el Distrito Metropolitano de Quito, en la Parroquia Tumbaco, en el sector de La Morita, sobre la calle Manuel Aguirre. El proyecto está dirigido a un sector de nivel socioeconómico medio típico, ofreciendo a sus clientes la posibilidad de vivir en un conjunto habitacional moderno de 39 unidades de vivienda, inmerso en un ambiente de tranquilidad, comodidad, seguridad y cerca de todas las atracciones y comodidades que una ciudad como Quito pueden ofrecer. Este documento presenta todos los análisis tanto técnicos como económicos para garantizar su viabilidad; y así lograr obtener un producto con un alto estándar de calidad, que sea apetecible por el cliente final como por el potencial inversionista. Este trabajo presenta un exhaustivo análisis financiero de las variables matemáticas más representativas que tienen una influencia directa sobre el desempeño financiero de la inversión a realizarse.
